Home Renovations Melbourne

Well Known Homes loves home renovations. From the vantage point of our extensive experience,
looking behind walls and into forgotten corners of your home can be an exciting bit of sleuth work.
For the uninitiated, however, the process can be quite daunting.

For some design ideas and to get a quote for your job contact us and we will be happy to come
to your home and provide you with a free quote.

Perhaps you only need a bit of paint and plasterwork, or new skirting boards and replacement
doors, to make an investment property serviceable for tenants, contact us.

On the other hand, maybe you’ve bought a fixer upper, but now that you’re in, the potential
problems seem bigger than you’d realized or the solutions more time-consuming.

Maybe it’s simply time for a change—the construction equivalent of cosmetic surgery; as with any
facelift, however, when things go wrong—and they sometimes do go horribly wrong—the cost of
correcting mistakes can be extremely high.

Renovation is serious work, and we give it the attention and care you and your property deserve.
Because Well Known Homes is a registered Master Builder and a memmer of the Green Living program,
you can trust us with your renovation with complete peace of mind, knowing that qualified tradesmen
are on the job.

If other builders have turned you away because your renovation is too small, rest assured that
Well Known Homes will be happy to visit your site and provide a free quotation.

For jobs less than $5,000 in value, we’ll refer you to our home maintenance division, That Well
Known Handyman. If your renovation exceeds that amount, you’re just the sort of client we’re
looking for at Well Known Homes.

We’ll treat you with all of the courtesy and respect we accord our new home and extension
customers—and turn your property into the beauty you always knew that it could be.

Whatever the job we can help to with quote on or assist to provide other trades to complete your
job within your timeline and within budget, so contact us now to get the ball rolling.

`Tiled shower bases vs polymarble shower bases

Polymarble shower bases (the white ones - all in one) are by far the best solution to your bathroom, they are less likely to crack leak and cause problems in your home.  The only issues i have seen from a polymarble shower base is when the hole in the floor is cut out too big and not supporting the base.  This can lead the the base to crack but doesnt happen very often.

Tiled shower bases on the other hand are prone to leaking if not installed correctly.  Getting the fall just right, the puddle flange (the drain system for a tiled shower base) installed just right in palce and waterproofed to the right edge of the flange to allow the drainage to work properly and the water stops and mesh installed right can be a nightmare and is a great deal of stress if done on the top storey of a 2 storey house becuase of the potential damage that can be caused doenstairs.

There are under tile shower bases you can buy now - they are more expensive than polymarble bases but provide the piece of mind of the polymarble shower base with the look of the tiled shower base.

Wet areas are the biggest complaint to the Building Commission about builders, it is an area that needs to be done right and the cost to rectify a bathroom properly can range from $2500 through to $6000 or more.

Just remember if you a re set on a tiled shower base then make sure you get a certificate from a certified waterproofer abd they also certify the base with a certificate.  Waterproofing is very important and a knowledgable tradesman should be used for your job.

Oh yes... and recently I have seen a tiled shower base over a polymarble base because it had cracked - well guess what? then the tiled base cracked and damaged more areas around the house including door jams and the kitchen - the moral for me ... do it right the first time.  Give us a call or drop an email to discuss.

Renovate to add value to your home

A small renovation can add value to your home, improve your home living and open up a closed in space.  Well Known Homes believe that any renovation you do should add at least equal but more likely 2-3 times its value to your home.  This is usually easy when the changes are not involving an actual extension, so under the same roof line your return on investment should be easily visable.  Renovations are cheaper then buying a new house and can be just as functional if done right!

Bathroom Renovations - always a winner

Renovating a bathroom will always prove to be a positive step, potential buyers, friends, family, kids ... they will all benefit from a new or renovated bathroom.  When done right - waterproofing getting the structure right, plumbing and electricals done properly are all key steps to ensuring the job is done to Australian Standards and that it will last.  You cant see what is underneath and some do take shortcuts and tell you it can be done faster than everyone else (why is it faster? whats being missed?) Shows like "The Block" dont help with their bathrooms effectively being gutted and completed in 3-4 days ... it take more like a 7-10 days to allow proper drying time for waterproofing, allow tiles to set off properly, grout, silicone seal after this, get shower screen measured properly and installed.  Good things take time...
